PropertyClosets is a property inspection documentation tool for independent landlords and property managers. You capture photos and checklist ratings for each unit, produce a clear, well-documented report, and share it — so the condition of a property is recorded in a way that supports your position if a dispute ever arises.
Add a property, add a unit to it, then start an inspection against a template (Move-in, Move-out, or Quarterly). Work through the checklist, attach photos and notes, and when the walkthrough is complete, lock the report. A locked report is finalized with a recorded hash so its contents can't be quietly changed later.
PropertyClosets ships with Move-in, Move-out, and Quarterly checklist templates. Browse them from the dashboard's Inspection templates card, or the Templates section in the top navigation, and start an inspection from whichever fits the visit.
Photos are watermarked with metadata such as timestamps (and, when your device reports them, location coordinates). Those values come from your device and are not independently verified by PropertyClosets, but they make a photo much harder to repurpose or misrepresent after the fact.
Locking finalizes a walkthrough: the checklist, notes, and photos are frozen and a hash of the report is recorded. This is what turns a draft into evidence — once locked, the report's contents can't be edited without that change being visible. The dashboard counts your locked reports separately from in-progress and ready-to-lock ones.
From a finished report you can generate a share link to send to a tenant or other party. They open the link and apply a signature (typed or drawn); the signature, name, and audit fields such as time and IP address are recorded with the report. Share links stay reachable until you revoke them or delete the underlying data.

We do not sell personal data and we do not use inspection photos for advertising. Sign-in is passwordless (codes sent to your email). Your properties, inspections, and photos are stored to provide the service and are retained while your account is active. See the Privacy Policy for the full detail.
